Tennessee's law prohibiting commission rebates is quite a challenge, especially considering how significant the costs of purchasing a home can be. Many families spend years saving up just to reach the finish line of homeownership. What's more, commission rebates are allowed in 40 other states, making Tennessee's stance feel particularly restrictive.
To work around this restriction, our approach is slightly different but just as effective when it comes to saving our clients money. Typically, the seller offers a 3% commission to a buyer agent, but we only ask for 2%. We then include a clause in our offers that requires the seller to apply the remaining 1% toward the buyer's closing costs. By lowering our commission and redirecting those savings, we can help buyers enjoy the same benefits they'd receive from a traditional commission rebate. For instance, if you're purchasing a home for $700,000, this method could save you as much as $7,000 on closing costs—substantial savings that make a real difference.
